Lakefront Development Strategy

Synthesis conducted a REALVisioning Workshop for three target areas within the Village of Watkins Glen, a popular destination in the heart of New York’s Finger Lakes Region and bordering Seneca Lake. The workshop began in the morning with a Walk-N-Talk visit to all of the sites with the study advisory committtee, key stakeholders and members of the public to gain a better understanding of the existing conditions, discuss preliminary observations and identify goals for improvements. Synthesis then spent the next several hours in a secluded workspace where they designed solutions, prepared graphic plans and put together a public presentation. That evening, Synthesis presented the plans to the community at a public meeting, where they solicited feedback for what aspects of the plans participants liked, disliked and wanted to see changed. Comments were then addressed in the final revisions to the plans. The three plans included recommendations for improvements to the main street corridor, plans to develop two prominent waterfront parks, a design for residential and mixed-use development along the Chemung Canal and significant improvements to connections and linkages.

Little Falls Downtown Master Plan

Little Falls, New York

Synthesis conducted a one day REALVisioning Workshop for the Main Street corridor in the City of Little Falls. Working with local businesses, the City and the developer for Shoppers Square (an urban renewal project that replaced one side of the historic Main Street with a retaining wall, a large parking lot and an unattractive, one story, set back shopping center), Synthesis spent the day meeting with key stakeholders, analyzing the site and designing a concept plan. The plan utilized the steep grades of the site to accommodate both the proposed grocery and drug stores while at the same time restoring the urban character to Main Street through the addition of angled on-street parking, smaller mixed use buildings that would still allow for parking beneath and a pocket park. Synthesis presented the concept that same night at a public meeting, which was well attended with nearly two hundred participants. The workshop was very positive and helped to achieve a positive momentum for the project. The Concept Plan also made recommendations for the nearby Albany Street and connectons to the Canal Street area.

Port Chester Downtown Waterfront

Port Chester, New York

Located along the Byram River and bordering Greenwich, Connecticut, the Village of Port Chester is fortunate to have an intact downtown core located directly adjacent to a navigable waterfront. Consistent with many urban waterfronts, the historic development along the water was and remains largely industrial, which limits public access to the waterfront and potential benefits to the adjacent Downtown. This lack of access and absence of waterfront attractions limits the Village of Port Chester in its potential as an attractive waterfront destination for residents and visitors. In addition, the Downtown Core has been victim to late 20th Century urban renewal and has several pockets of one story infill that has weakened the vibrancy of the Downtown and limited the amount of mixed use opportunities. In addition, the relationship of the Downtown/Waterfront to the Train Station provides excellent opportunities for Transit Oriented Development.Working with the Laberge Group and the Mullin Associates, Synthesis developed a Conceptual Downtown Waterfront Development Plan that celebrates the Waterfront and provides important connections and redevelopment opportunities between the Waterfront, the Downtown and the proposed Transit Oriented Development at the Train Station. A key feature of the plan is a centralized waterfront park that would anchor the public space and draw visitors to its many attractions including a band shell, open lawn areas, gardens, and overlooks. The park would be flanked by waterfront shops and restaurants, providing opportunities for outdoor dining and access to the public promenade. Many of the industrial sites would be redeveloped into waterfront condominiums to add a strong residential component to the Downtown Core. Multi-story mixed-use infill development and pedestrian friendly streetscape enhancements would effectively restore the downtown urban fabric and waterfront access.
